At first blush, it doesn’t look like much. The entrance to 117 Underhill is understated and discrete, yet secure. To access the property, simply tap your keycard on the door unit. You can use your phone to let guests and deliveries in remotely. A physical lock and key are available for redundancy.

Accessing the lot

Once you’ve made it through the front gate, you’ll travel down the alleyway to the interior lot, passing by whimsical wall decorations, suspended string lights, and hanging planters.

The lower level

Downstairs from the great room is the lower level living room. The space receives ample sunlight from its western-facing glass accordion doors. It can serve as an office, a cycling studio, and even a guest space. The tile floors are equipped with radiant heating, keeping you cozy all winter.

Take two flights of stairs up from the lower level and you’ll find yourself upstairs. The top floor of 117 Underhill includes two bedrooms (one of which currently serves as an office), a stunningly-appointed bathroom, and a utility closet with washer, dryer, and abundant storage.

Technical specs

117 Underhill was built in 2018 and substantially renovated in 2019. It includes 1,400 sq. ft. of interior space and 400 sq. ft. of outdoor space. It is clad in both Rheinzink and Brazilian Ipe wood cladding.

The home is entirely electric. HVAC is provided by split units in the lower- and main levels, with a ducted system on the top floor. The lower floor tile contains an under-floor radiant heating system. The kitchen is equipped with a Viking induction cooktop and oven.

Other appliances include a Viking dishwasher, a Fisher & Paykel refrigerator, and a Blomberg washer/dryer set. The ABB entrance controls were designed in Switzerland and pair with an ADT security system. The four-camera security system as well as the home’s doors can all be controlled from your phone. Much of the home’s lighting is driven by Phillips Hue bulbs can also be controlled remotely.

The home is located just one avenue over from Vanderbilt Avenue’s restaurant row. Nearby standout restaurants include Olmsted, Oxalis, and Sofreh.
